Title Searches

Commercial Searches

A Commercial Title Search includes a chain-of-title search that encompasses all leases and contracts that could affect the title on the property. Commercial searches also include the following searches: assignments, open mortgages, liens, and tax status.

Current Owner Search

Also referred to as an Investor’s Title Search, Owners & Encumbrance Search (O&E), Last Owner Search, Attorney’s Search, or Refinance Search, a Current Owner Search covers the current vesting deed and all deeds leading back to the most recent out-of-family deed that is at least 24 months old. This search also includes judgments and liens against the current owners, assignments against the current owners, tax assessments, and current tax information including any delinquencies.

Institutional Lender Search

This search is an inquiry of the land records that is performed from the date of execution of the current deed of record for the subject property. In this search, the legal description is reported, along with open mortgages/deeds of trust, judgments, tax liens, pending suits, and real estate taxes.

Bring-Down Search, Update, And Recording

This search is done after examining the mortgage/deed of trust for complications with recording requirements. We report the findings of a bring-down search from the effective date of the original search, to the day of recording. Recording also available.

These laws are designed to prevent people from supporting or conducting business (knowingly or unknowingly) with a sanctioned individual or institution. Civil and criminal penalties for these violations can be severe and can be levied against individuals as well as institutions.
